# Entrust Investments, LLC

> Entrust Investments is a Nashville-based property management and real estate development company working across Middle Tennessee: manufactured homes, single-family houses and small multifamily in Nashville, Franklin, Clarksville and Columbia.

Entrust Investments, LLC manages residential property across Middle Tennessee. Rent can be paid via our online resident portal, repairs are tracked from request to close, and the same people answer the phone every time. The company has operated since 2016 and manages manufactured homes, single-family homes and small multifamily property in Nashville, Franklin, Clarksville and Columbia.

The site serves two audiences from one domain. Resident pages sit at the root; investor pages sit under /investors.

## What residents come here to do

- [Pay rent](https://entrust.investments/pay-rent.md): payment methods, what each one costs, and when a payment posts.
- [Request maintenance](https://entrust.investments/maintenance.md): submit a repair or check one already open. An emergency goes to a phone number, never to a form.
- [Available rentals](https://entrust.investments/rentals.md): homes currently available across the four markets.
- [Text messages](https://entrust.investments/text-messages.md): what gets sent, how often, and how to stop it.

## A repair that cannot wait

Water entering the building, no heat, no power, gas, or anything unsafe is an emergency. Call (615) 617-4011. For fire, or where anyone is in danger, call 911 first. The line is answered Monday to Friday, 9am to 5pm Central; outside those hours it takes a message. See https://entrust.investments/emergency.md for what to do in the meantime.

## Questions residents ask

### When is rent due?

Rent is due on the 1st of each month. Tennessee law charges no late fee before the 5th day after rent is due, and caps it at 10% of the amount past due. The lease for the unit governs the exact amount and the date it applies.

### What does it cost to pay rent?

A bank transfer costs the resident nothing: Innago charges $2 for a bank transfer and Entrust pays it, not the resident. A card payment carries 2.99% of the payment, added at the time of payment and shown before the payment is confirmed.

### What counts as a maintenance emergency?

Water entering the building, a leak that cannot be shut off, no heat, no power, exposed wiring, a gas odour, sewage backing up, or a door or window that will not lock. Call (615) 617-4011, and call 911 first where anyone is in danger. The line is answered Monday to Friday, 9am to 5pm Central; outside those hours it takes a message. An emergency is never reported by form, email or text, because none of them is watched continuously.

### How are the text messages stopped?

Reply STOP to (615) 645-3863. One confirmation is sent and the messages end. Stopping them changes no obligation under the lease, costs nothing, and every notice the lease or Tennessee law requires still arrives by the other methods the lease permits.

### How is a rental application considered?

Applications are measured against written criteria applied the same way to every applicant, in the order they are received and completed. The criteria are published before an application fee is asked for. A person with a disability may request a reasonable accommodation at any point, and making that request never counts against an application.

### Where does Entrust manage property?

Nashville, Franklin, Clarksville and Columbia, Tennessee. The portfolio is residential: manufactured homes and manufactured home communities, single-family houses, and small multifamily. Entrust manages the homes it owns and homes owned by its clients, to the same standard. The office is in Franklin and the phone number is (615) 617-4011.

## About the company

Entrust manages the homes it owns and homes owned by its clients, to the same standard. A resident deals with Entrust either way: the same phone number, the same maintenance process, the same lease terms. It is a local company rather than a national manager operating a Middle Tennessee branch, and there is no call centre in another state.

Applications are considered against written criteria applied the same way to every applicant. Entrust Investments, LLC is an equal housing opportunity provider.

## For investors

Entrust also buys, improves and sells investment property, and publishes the underwriting metrics it applies rather than describing them. See https://entrust.investments/investors.md.
