Tennessee law charges no late fee before the 5th day after rent is due, and caps it at 10% of the amount past due. The lease for the unit governs the exact amount and the date it applies. A bank transfer costs the resident nothing: Innago charges $2 for a bank transfer and Entrust pays it, not the resident. A card payment carries 2.99% of the payment, added at the time of payment and shown before the payment is confirmed. Water entering the building, a leak that cannot be shut off, no heat, no power, exposed wiring, a gas odour, sewage backing up, or a door or window that will not lock. Applications are measured against written criteria applied the same way to every applicant, in the order they are received and completed. The criteria are published before an application fee is asked for.
