Entrust Investments, LLC operates https://entrust.investments and manages residential rental property. This policy explains what information is collected, how it is used, and the choices available. It covers visitors to this website, prospective and current residents of properties Entrust manages, and investors and sellers who work with Entrust. ## Information collected - Information you give us: name, email address, phone number and the contents of any message sent through the contact form, by email, by text or by phone. - Resident information: for a resident or applicant, information relating to the tenancy or application, including contact details, lease documents, payment records, and maintenance requests and the correspondence about them. - Consent records: when someone consents to receive text messages, Entrust records how consent was given, by signing a lease containing the text messaging clause or by opting in on this website, along with the date and time, the phone number, and the exact consent wording that applied. - Technical information: standard server log data such as IP address, browser type and pages visited, used to keep the site secure and working. ## How information is used - To respond to enquiries and provide the services asked about. - To manage tenancies: collecting rent, coordinating maintenance and repairs, giving notice of entry, and other communication about the home. - To send property information and updates, and marketing where someone has opted in. - To keep records that demonstrate how and when someone consented to be contacted. - To meet legal, regulatory and lease obligations. ## Mobile information and text messaging No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Text messaging opt-in data and consent are never sold, rented or shared for any purpose other than delivering the messages asked for. This applies equally to consent given on this website and consent given by signing a lease. Entrust operates two separate messaging programs: service messages for residents, and optional property and marketing updates. Consenting to one does not consent to the other. It is shared only with service providers who help operate the business, for example the website host, email provider, messaging provider, payment processor and maintenance contractors, and only to the extent they need it to perform that service. A contractor sent to carry out a repair receives what they need to do the work and reach the resident, and nothing more. Information may also be disclosed where required by law, or where necessary to enforce a lease. ## Your choices - Text messages: reply STOP to any message to opt out at any time, or HELP for assistance. Opting out of texts does not opt anyone out of email or phone contact, and for residents it does not change any obligation under your lease; required notices continue to arrive by the other methods the lease permits. - Email: use the unsubscribe link in any marketing email, or contact Entrust directly. - Access and deletion: email contact@entrustinvestments.com to request a copy of the information held, or to ask for it to be deleted. Some records tied to a tenancy or a completed transaction must be retained for a period required by law. ## Data retention and security Information is kept for as long as needed to provide the services and to meet legal obligations, including retaining SMS consent records for as long as Entrust messages a number and for a reasonable period afterward, so that consent remains demonstrable.
