Screening criteria
Every application for a home managed by Entrust Investments, LLC is measured against the same written criteria, in the order applications are received.

Until they are published here, no application is accepted online and no application fee is taken. An enquiry about a home can still be made by phone, and what will be assessed is set out below.

Each of these describes the application. None of them describes the applicant.
- Verifiable income, from any lawful source including housing assistance.
- Rental history, and whether obligations under previous leases were met.
- Credit history, considered as a whole rather than as a single score.
- Criminal history, considered individually where it is considered at all, never as a blanket exclusion, which HUD guidance treats as a discriminatory practice.
- Occupancy, against the number of bedrooms and applicable local standards.
How the criteria are applied
- The same criteria apply to every applicant for every home. They are not adjusted per person.
- Income from housing assistance, disability benefits, social security, child support, retirement or self-employment counts the same as employment income.
- Applications are considered in the order they are received and completed.
- Where an application is declined on information in a consumer report, the source of that report is identified in writing, along with the right to obtain a free copy of it and to dispute it.
Reasonable accommodations
A person with a disability may request a change to how these criteria are applied, or to the application process itself. Making that request is a right, it will not count against an application, and an assistance animal is never treated as a pet.
