A repair that cannot wait
Water entering the building, no heat, no power, gas, or anything unsafe is an emergency. Call (615) 617-4011. For fire, or where anyone is in danger, call 911 first.
Call (615) 617-4011Questions residents ask
When is rent due?
Rent is due on the 1st of each month. Tennessee law charges no late fee before the 5th day after rent is due, and caps it at 10% of the amount past due. The lease for the unit governs the exact amount and the date it applies.
How to pay rentWhat does it cost to pay rent?
A bank transfer costs the resident nothing: Innago charges $2 for a bank transfer and Entrust pays it, not the resident. A card payment carries 2.99% of the payment, added at the time of payment and shown before the payment is confirmed.
Payment methods and feesWhat counts as a maintenance emergency?
Water entering the building, a leak that cannot be shut off, no heat, no power, exposed wiring, a gas odour, sewage backing up, or a door or window that will not lock. Call (615) 617-4011, and call 911 first where anyone is in danger. The line is answered Monday to Friday, 9am to 5pm Central; outside those hours it takes a message. An emergency is never reported by form, email or text, because none of them is watched continuously.
What to do in an emergencyHow are the text messages stopped?
Reply STOP to (615) 645-3863. One confirmation is sent and the messages end. Stopping them changes no obligation under the lease, costs nothing, and every notice the lease or Tennessee law requires still arrives by the other methods the lease permits.
What gets sent, and how to stop itHow is a rental application considered?
Applications are measured against written criteria applied the same way to every applicant, in the order they are received and completed. The criteria are published before an application fee is asked for. A person with a disability may request a reasonable accommodation at any point, and making that request never counts against an application.
The screening criteriaWhere does Entrust manage property?

Entrust manages the homes it owns and homes owned by its clients, to the same standard. The office is in Franklin and the phone number is (615) 617-4011.

What that means day to day
A repair request is logged against the unit with a status, so what was reported and what happened to it is written down rather than held in someone’s head. Rent is paid online, and a bank transfer costs the resident nothing because Entrust pays that fee. Notice is given before anyone enters a home, except in an emergency, in the period the lease and Tennessee law require.
Where the homes are
Nashville, Franklin, Clarksville and Columbia. Entrust is a local company rather than a national manager running a Middle Tennessee branch, and there is no call centre in another state. The office is in Franklin, and the person who takes a maintenance call is likely to be the person who arranges the repair.
More about EntrustBuying or selling property
Entrust also buys, improves and sells investment property in the same four markets, and publishes the underwriting metrics it applies rather than describing them. A property brought to an investor clears the same criteria as one Entrust keeps.
